River Park City

(Praha 7)

River Park City

River Park City is part of the transformation of the Bubny–Zátory area into a new, modern urban district. It will create approximately 2,400 apartments, 40,000 m² of offices and retail space – within reach of the metro, Stromovka park and the Vltava riverfront.

Architecture and design

The River Park City project is taking shape in a developing part of Prague with an emphasis on modern urban housing, a high-quality public realm and the connection of architecture with greenery. The location offers a combination of urban infrastructure, easy access to the city centre and a gradually emerging new district intended for housing, services and everyday life.

Location

The project is situated in a developing area around Holešovice railway station, part of the extensive Bubny-Zátory brownfield. Thanks to the proximity of Stromovka park and the character of the surrounding development, a multifunctional use with a predominantly residential function is envisaged for the area, in line with the vision of a new city district. The proposed development of the site is based on the principles of the Metropolitan Plan and respects the strategic development goals of the City of Prague. Construction is planned to start in 2029–2030, with completion of the project in 2049.

„I would like us to succeed in creating high-quality, sustainable architecture for the long term — for EPRE to be a brand of projects that will still work well in fifty or a hundred years and that people will love.“

„It is not about building monuments or chasing flashy architecture. But we are aware that what we build will remain here for some time after us. We try, rather, to give back to the city — to revive places that have been neglected for years. Value should be defined by the projects themselves and by the mark we leave behind in a place.“

„We do not chase yield at the cost of lower quality. What I value most about the projects we deliver is that we can bring life back to places that stood unused for decades.“

„We do not pretend to be altruists — we build so that it makes sense. But when someone notices that a former brownfield is becoming a piece of the city, it makes us happy.“

„New buildings should not merely generate profit; they should also create new quality in the public space. We aim for a high level of refinement — projects that are worth attention and that people enjoy living and working in.“

„A building in the city stays — it is a kind of signature on the face of the city that outlasts most other things.“

„Refinement also means fair and decent dealings with clients — acting responsibly rather than trying to squeeze profit out of every situation.“

„We face no pressure from time or debt, which usually pushes developers toward quick results. That allows us to give projects time and see them through to the quality we care about.“

„We are developing the company to be a respected player that delivers good, high-quality projects and behaves decently in the market.“
